It's still a good time to buy, with prices having recovered about half way from "The Great Recession", homes are still very affordable. Also, even though the mortgage market is tight, the rates are very low and are expected to stay under 6% until at least mid 2015 (see below for current mortgage rates). That means today's buyer can purchase a much nicer property than you could have 8 years ago. It is a bit tougher to get a loan, but for those that could (the employed with credit scores over 620 for FHA and 680 for conventional loans), what are you waiting for? In our primary market area, Palm Harbor, Dunedin, Oldsmar, Safety Harbor, Westchase & Tarpon Springs, we have noticed that prices have been climbing rapidly with a recent healthy slow down (it cant be red hot forever or we get a market bubble). There is also a lower number of homes on the market and more buyers and investors which are driving prices upward at a rate of approximately 7%-8% from the same time last year (Sept.2014). For those waiting for the bottom of the market, it has passed you by although homes are still 15-20% less expensive on average, but if you don't act soon you will miss this opportunity entirely.

Are you looking for foreclosures? The foreclosure market is not what it used to be even 6 months ago. We are experiencing a shortage of homes on the market in the Tampa Bay area which is causing home prices to rise pretty rapidly. If you were waiting for the bottom, you missed it. The good news is that homes prices are still much lower than they were in 2007. We have experienced a year of year price increase of about 7-10% and have recovered about half way in the Tampa Bay area even though we had dropped 40%!. As we expected the rising prices have slowed down a bit but are still beating Wall Street. Banks are realizing that the home shortage is helping them sell their foreclosures at only a slight discount over regular sales. Sometimes it makes more sense to buy a home through a regular sale than a foreclosure since the regular sale will usually be in better condition and the repairs will eat up the difference (and sometimes more). Either way there is a possibility that you will be able to find a foreclosed home at a good price so we have set up a list of foreclosed homes here in Tampa Bay Florida.
